Dubai, UAE – 3 November 2026 – Dubai’s residential property market recorded AED 25.15 billion in sales across 10,178 transactions in October 2026, representing a 12.40% increase in value from September. Commercial real estate contributed a further AED 7.49 billion, bringing total property sales to AED 32.64 billion for the month.

According to Springfield Properties’ latest Dubai Real Estate Report, off-plan properties continued to lead residential activity, accounting for more than 62% of transactions, with 6,317 sales valued at AED 13.33 billion. The secondary market recorded AED 11.74 billion across 3,851 transactions, with sales value rising 10.82% and transaction volume increasing 9.28% month-on-month.

Farooq Syed, CEO of Springfield Properties, said: “Dubai continues to attract investment across new developments and established communities. Off-plan properties accounted for more than 62% of residential transactions in October, while secondary-market sales grew 9% in volume. This breadth of activity reflects a market offering investors opportunities across different stages of development.”

Buyer activity remained concentrated across Dubai’s core residential price segments. Properties priced between AED 1 million and AED 3 million accounted for 47.39% of residential transactions, while nearly 80% of sales were below AED 3 million. Jumeirah Village Circle led transaction volume with 812 sales, followed by Dubai South with 780. By sales value, Palm Jumeirah ranked first at AED 1.08 billion, followed by Dubai South at AED 977 million and Palm Jebel Ali at AED 888 million.

At the higher end of the market, Dubai recorded 66 residential transactions exceeding AED 25 million, with a combined value of AED 2.78 billion. Nineteen of these sales exceeded AED 50 million, reflecting continued activity in the luxury residential segment.

Development land led by value, accounting for AED 3.95 billion, or 52.71% of commercial sales. Offices recorded the highest transaction volume, with 425 sales worth AED 1.85 billion, followed by land with 333 transactions. Together, land, offices and whole buildings represented approximately 88% of commercial sales value.

Syed added: “Dubai recorded AED 2.78 billion in residential sales above AED 25 million in October alone. The scale of activity at the luxury end of the market reflects the city’s ability to attract high-value investment. As Dubai expands its offering of prime residences, it continues to strengthen its position among the world’s leading property destinations.”

Looking ahead, Dubai’s expanding residential supply is expected to provide greater choice across established and emerging communities. With completed properties gaining momentum alongside continued off-plan activity, buyers and investors have access to opportunities across different locations, property types and stages of development.

Continued investment in infrastructure, new communities and commercial developments will remain important to Dubai’s long-term growth. As the market expands, location, quality, pricing and delivery will play an increasingly important role in shaping investment decisions.
